Complex Structural Repairs, Done Right

Sagging floors. Cracked foundations. Water-damaged framing. Settlement that throws doors and windows out of square. These aren't just cosmetic problems — they're clues. A crack might be a framing issue, or it might be the visible symptom of water intrusion, poor drainage, soil settlement, or a failed connection hidden behind finishes.

Pacific Craftsman specializes in the repairs other contractors avoid. Our approach is simple: diagnose first, engineer the repair, execute with craftsmanship. We don't hide symptoms — we find the cause, fix it, and complete a repair that can be documented, inspected, and trusted.

What We Repair

Foundations — crack evaluation and injection, underpinning and pier systems, leveling, sill plate and shear-wall improvements, and the drainage corrections that stop movement from coming back.

Framing & load-bearing structure — sistering or replacing damaged joists, beams, posts, and rafters; load-bearing wall modifications; and temporary shoring plans so families can often stay in the home while the work is done.

Rot, water & pest damage — removing damage back to sound framing (not patching over it), and tracing moisture to its actual source: failed flashing, roof runoff, grading, or leaks.

Decks, porches & rooflines — structural rebuilds, ledger and footing replacement, and repairs after snow load, settlement, or storm damage.

A North Idaho Specialty: Hillside & Waterfront Homes

Homes above Lake Coeur d'Alene, Hayden Lake, and the Spokane River are spectacular — and structurally complex. Many built from the 1970s through the early 2000s predate today's geotechnical and drainage standards, and some are now showing signs that the original site work wasn't adequate. A home is only as strong as the ground beneath it: repairing the house without understanding the soil, slope, and water leaves the real cause unresolved. Evaluating all of it together is exactly what we do.

Signs Your Home May Need a Structural Evaluation

Cracks running diagonally from doors or windows, or that worsen after wet seasons. Doors that stick or won't latch. Sloping or bouncy floors. Foundation cracks wider than ¼ inch. Standing water near the foundation, soil pulling away, leaning retaining walls, or posts that sink or rot.

Not every crack means a home is failing — but structural problems rarely fix themselves, and an early evaluation is the least expensive way to find out whether movement is cosmetic, active, or structural.
